Most shoots are delivered within 36 hours, but I aim for 24 hours. Rush options are available when you need same-day (<12hrs) turnaround for a listing going live.
Clear counters, open blinds, turn on all lights, and tidy outdoor spaces, remove all vehicles. A quick declutter goes a long way!

1. Payment & Licensing Rights
Payment Terms: Payment for all services is due upon receipt of the invoice unless otherwise agreed in writing.
Transfer of License: No usage rights or licenses transfer to the client until the invoice is paid in full. Unauthorized use of images or media prior to full payment constitutes copyright infringement.
Scope of License (Limited Listing License): Upon receipt of full payment, the client is granted a limited, non-exclusive, non-transferable license to use the media solely for the purpose of marketing the active property listing. This license expires automatically once the listing sells, goes off-market, or the listing agreement terminates.
Image Transfer Restriction: Images may not be sold, leased, or transferred to any third party (including but not limited to the homeowner, subsequent real estate agents, builders, stagers, or contractors) without the express written consent of Highmark Photography. Third parties interested in using the media must purchase a separate license.
2. Delivery & Turnaround Time
Turnaround Window: The standard delivery window for media is 48 hours from the completion of the photoshoot. While every effort is made to deliver files within 24 hours, the 48-hour window remains the official policy of Highmark Photography.
3. Property Readiness & Condition
"As-Is" Shooting: The property will be shot in its current condition upon arrival. Highmark Photography is not responsible for staging, cleaning, or moving items.
Virtual Clean-Up: If the property is untidy or unprepared, the shoot will proceed as-is. Any subsequent requests for digital clutter removal or virtual cleaning will incur additional virtual clean-up fees per image.
4. Cancellations, Rescheduling, & Lockouts
Cancellation Window: Clients must provide at least 18 hours' notice prior to the scheduled shoot time to cancel or reschedule without penalty.
Late Cancellation Fee: Cancellations or rescheduling requests made within the 18-hour window will incur a $50 fee.
Lockouts & Unprepared Sites: The late cancellation fee ($50) will automatically apply if Highmark Photography is unable to perform services as intended due to client error. This includes, but is not limited to:
Missing lockbox keys or incorrect access codes.
Being denied entry to the property upon arrival.
Being told on-site that the property is unready and requested to return at a later date/time.
5. Weather Policy
Interiors & Rescheduling: In the event of inclement weather, Highmark Photography will still shoot the property's interiors as scheduled.
Exterior Rescheduling Fee: Rescheduling the exterior shots for a later date due to bad weather will incur a $25 fee to cover additional travel time and logistics.
Inclement Weather Grace Period: If severe weather is discussed and a reschedule is mutually agreed upon more than 8 hours before the scheduled start time, the entire shoot may be rescheduled completely free of charge.
6. Property Security & Liability
Locking Up: Highmark Photography agrees to properly secure the property upon departure (locking doors, closing windows, and returning keys to lockboxes as instructed).
Liability Waiver: Provided the property is properly secured upon departure, the Client and Agent retain full responsibility for home security. Highmark Photography is explicitly absolved of liability for any pre-existing property damage or subsequent security breaches.
7. Artistic Discretion, Revisions, & Re-shoots
Included Revisions: The project price includes one (1) round of minor edits and revisions for free. Requests for revisions must be made within 7 days of media delivery.
Physical Re-shoots: Re-shoots requested due to client dissatisfaction with angles, lighting choice, or layout variations will require the purchase of a new Launch package at full price to cover additional time, travel, equipment wear, and processing fees.

When you engage our services, schedule a shoot, or interact with our online booking systems, we naturally collect certain information necessary to conduct business. This includes:
Contact Information: Your name, company/brokerage name, email address, and phone number.
Property Information: Property addresses, lockbox codes, access instructions, and gate codes needed to perform on-site services.
Billing Information: Invoicing details, billing addresses, and transactional data. (Please note that all payment processing is handled securely by third-party payment processors; we do not store raw credit card details).
2. How We Use Your Information
We use the personal data we collect to fulfill our business obligations to you, including:
Scheduling, coordinating, and executing on-site photography and videography sessions.
Delivering digital media assets, property tours, and secure download links.
Sending invoices, processing payments, and managing accounting records.
Communicating regarding changes to your appointments, weather updates, or delivery timelines.
3. Sharing Your Information
Highmark Photography values your privacy. We do not sell, rent, or trade your personal information to third parties for marketing purposes. We only share your data with trusted service providers and platforms necessary to host your media, process payments, and operate our business systems securely. We may also disclose your information if required to do so by law to protect our business rights, safety, and property.
4. Data Security & Retention
We implement reasonable administrative and technical security measures to protect your contact and property access information. Property media files and corresponding transactional records are retained within our secure storage systems to allow you ongoing access to your purchased listings, or until a deletion request is made.
5. Your Rights
You have the right to access, correct, update, or request the deletion of the personal contact information we hold about you. If you would like to update your client profile or request that your contact records be removed, please contact Highmark Photography directly.
